The Safari Garden society was launched in May 2016 by Hajvery Builders and Developers (PVT) Ltd. Before the official launch, the sale and purchase of plots files for Safari Garden Housing Scheme Lahore had been continuing for a while, according to our sources. Safari Garden Housing Scheme Project Details

Safari Garden Housing Scheme is located on Sua-e-Asal Road, an avenue that connects Ferozepur Road with Raiwind Road in Lahore. Its distance from Ferozepur Road Lahore, which has lately become the most prime location for developers looking to launch their new housing societies, is merely 4.5 kilometers. The society shares the neighborhood with Bahria Education & Medical City and Central Park Housing Society.

According to Sahir Abbas of Hajvery Enterprises, the society spans 285 acres of land and it features five blocks; Blocks A, B, C, D, and E. Among these blocks, plot booking for Blocks A, B, and C opened in May 2016, while booking for plots in Blocks D and E was opened in January this year. The owners of plots in Blocks A, B, and C have paid 20 installments, while those of plots in Blocks D and E have paid 12 installments, says Abbas. The total payment plan spans four years.

Development status

According to Mehboob Raza of Model Marketing, the developer has completed development work by 80% in Blocks A, B, and C. At the moment, work is being carried out on the road network and laying of sewerage lines. On the other hand, development work is yet to be initiated in Blocks D and E. Talking about the expected time frame of possession, Abbas said that the society is yet to get a NOC from the Lahore Development Authority (LDA). The application for this is in the process and as soon as this end is covered, the society will proceed with granting property possession at least in the first three blocks.

Details on each block

Block A

This block has a total of 342 residential plots available in sizes of 5-marla, 8-marla, and 10-marla, according to Abbas. Development work here on the road network has been completed by 90%, while that on sewerage work is in advanced stages. A 150-feet wide Main Boulevard runs through it. Block A has five parks while the main commercial market located at the society’s entrance is connected with it.

Block B

It has a total of 625 residential plots. According to Abbas, this block has no litigation issues, which is why no plot is being traded here in minus rates. In terms of development, the status of Block B is the same as Block A, he added. This block features three parks, a Jamia Masjid, and it will also have apartments. Here, 4-marla plots are limited in number, and are not available for resale, so no valid information is available on their premium.

Block C

This block comprises of 583 plots and has five parks. Here, the developer has identified and reserved space for a sector mosque, a school, a hospital, and a community centre. Compared to Blocks A and B, the premium on these plots is lower, according to Shahid Saleem of MSZ Real Estate. In terms of development work, this block is also lagging behind the other two blocks. Unlike Blocks A and B, Block C only feature 5-marla residential plots. Some of these plots are in litigation and hence,  if sold, the deal will currently be carried on an amount PKR 70,000 lower than the total amount paid, said Saleem. Block D

Land in this block is all clear and free of any litigation, according to Saleem. Block D has 852 residential plots, and it has space marked for a cinema, petrol pump, mosque, and a school. It is also connected with the main commercial market and the society’s biggest park that spans 95.5-Kanal. Development is yet to begin here, he said. There is no premium on these plots. Here are the launching rates of the plots, which were offered on a 4-year payment in January this year:

Block E

This block has 2221 plots, according to the society’s plan. The developer has reserved land here for a tennis court, two mosques, a hospital, and a medical college. The Main Boulevard that runs through Block A also passes through Block E. Like Block D, this block touches the society’s main park, and is also connected with the main commercial market. In the absence of development work, there is no premium on 5-marla plots – the only plot category found in the block.
